    Core responsibilities – Oversee development of affordable housing projects, the marketing of these projects, the preparation of eligible candidates to purchase ALT homes, and maintain the financial stability of all housing related programming.

    Specific tasks include:
    • Oversees the Affordable Housing Program and is responsible for the management of CDBG and HOME funds and projects including all compliance and reporting requirements
    • Oversees the construction, rehabilitation and repairs of ALT properties.
    o Works with project oversight and contractors to develop appropriate timelines and budgets for projects.
    o Oversee bid/procurement process, according to ALT policies and procedures
    •Oversee the marketing of houses being built or rehabilitated by ALT
    •Works with local banks to develop lending programs to assist ALT’s clients with mortgages and supervises preparation of documents for closings for ALT homeowners
    • Ensure compliance with HUD guidelines regarding clients' income eligibility (i.e., verify initial eligibility for ALT's homeownership program)

    • Closely work with Credit and Financial Growth department to ensure ALT housing clients and current lease purchasers receive appropriate counseling and education
    • Create newsletter articles, brochures and educational materials related to ALT’s housing program
    • Represents ALT at community meetings and activities
    • Collaborates and networks with other agencies, organizations or individuals when possible to further ALT's mission and visibility
    • Hold informational sessions and meet with local government officials, realtors, employers, builders, clergy and others to explain Community Land Trust model and promote the Athens Land Trust Affordable Housing Program
    • Collaborate with other housing agencies in the area
    • Convene ALT Board Housing Committee Meetings on a regular basis as determined by the Board and staff
    • Oversee coordination of the Young Urban Builders Program, working with program coordinator to ensure grant compliance and rehab standards
    • Write grants and secure funding for all affordable housing programming

    Technical Competencies:
    • Excellent analytical, organizational, and administrative skills including meticulous attention to detail and demonstrated accuracy and timeliness in record keeping, problem solving and follow through;
    • Experience with HOME and CDBG programs preferred;

    • Creativity;
    • The ability to successfully manage multiple assignments independently including being able to set priorities and meet deadlines;
    • The ability to communicate effectively with a wide range of people;
    • Flexibility to be both a team player and a self-starter, comfortable in a supporting role and in working independently;
    • Excellent interpersonal skills, including strong verbal and written communication skills;
    • Proficiency in Excel, Word, cloud software (e.g. SalesForce.com) and /or interest to learn new technologies and systems;
    • Minimum Bachelor’s degree required.

    All ALT Employees:
    • Be in the office according to a predetermined schedule to answer email and messages, prepare detailed timesheets, coordinate with fellow staff, etc.;
    • Willing and able to work occasional evening and weekend shifts and attend community events;
    • Write newsletter articles, and brochure and educational materials related to ALT’s housing program;
    • Assist with fundraising (i.e. grant applications, special events, etc.);
    • Attend weekly staff meetings;
    • Be part of a team—provide support for all staff members in their respective duties
